Community Manager - Affordable Apartments - Los Angeles - Live On-Site

• $21.00 to 24.00 per hour (DOE) with 2-bedroom apartment
• **This position is required to live on-site.**
• Medical & dental benefits and 401K plan with employer matching contribution.
• Paid vacation and 15 paid holidays
• 32 hours per week (Mon-Fri)

We are looking for a Community Manager to lead the team at our 40 unit tax-credit apartment community near Hollywood Blvd and Serrano Ave in Los Angeles, CA.

The Community Manager is responsible for conducting move ins, move outs, transfers, unit inspections, tax credit certifications and annual re-certifications. Also responsible for day to day operations such as the property's occupancy, weekly and monthly reports, consistent implementation of community policies, accounts receivable and payable, and preparing the annual budget. The Community Manager is also responsible for the supervision and development of employees.

Essential Functions Include:

• Ability to understand financial goals, operate asset in owners' best interest in owners' best interest in accordance with policies & procedures.
• Ensure property is rented to fullest capacity and lost rent is minimized.
• Ensure that invoices are accurately processed for approval and payment by Corporate office, manage petty cash and all funds.
• Address resident concerns and requests on timely basis to ensure resident satisfaction with management.
• Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.
• Maintain community appearance and ensure repairs are noted and completed on timely basis.

Candidate Requirements:

• A minimum 1-2 years' as on-site Assistant Manager.
• Tax Credit experience.
• Supervisory experience.
• Property Management software experience.
• Ability to understand budgets and financial goals.
• Strong command of the English language, including proper grammar, spelling, and sentence structure.
• High School Diploma or equivalent required; some college preferred.
• Must possess a valid driver's license, maintain an acceptable driving record and provide proof of vehicle insurance.
